A two-phase paver sealing project in Babcock Ranch, the solar-powered community on the Charlotte County side of our service area. The driveway was sealed first, in October 2024. The lanai came later: it had just been installed, and new pavers need time to cure and release moisture before any sealer goes down, so we scheduled the lanai for May 2025 once it had settled. Both surfaces were finished with Superior Quality Coatings Orca, a two-part, water-based high-gloss sealer. These pavers are a darker blend, and darker stone is where a high-gloss system shows best — the color deepens and the surface takes on a wet look that holds up to Florida sun. The homeowner asked for more than the standard application, so an additional coat went on both the driveway and the lanai. High-gloss finishes are unforgiving: after the second coat, the lanai showed slight splotchiness in the sheen, the kind of unevenness that only appears once the product has flashed off. Rather than leave it, a third coat was applied to even the gloss across the whole lanai. That is the difference between a sealer that looks good from the street and one that looks right from a lounge chair. While on site, we also sealed the decorative stone around the pool waterfall. It reads like tile, but it is cut natural stone, so it was treated with the stone-appropriate product rather than the paver sealer. One visit, three surfaces, each with the right chemistry.
